-Key Responsibilities:
-Entering, approving and paying vendors, utilities and contracts for both site and corporate level
-Reconciliation of credit card and bank statements
-Setting up vendors, requesting correct information and maintaining COI's in the system
-Year end vendor reviews and processing 1099s in January
-Process quarterly replacement reserve draws and insurance claims with the lenders
-Work closely with energy companies to provide necessary documentation to stay in compliance with their contracts
-Build/Complete Contracts for Construction and work with Vice President on CAPEX draws from ownership
-Produce monthly utility reimbursements for properties and complete resident security deposit refunds
-Accurately complete monthly financials and disperse to ownership, including producing reports, accruing expenses and doing adjusting journal entries in accordance with GAAP.
-Work with Controller on providing necessary documentation to the auditors
-Processing unclaimed property yearly, following each state's regulations
-Yearly budget preparation with operations team
-Any other tasks provided/assigned by the Controller

Qualifications/Requirements
-BA/BS In Accounting (can be substituted with certain work experience)
-Property Management experience highly preferred
-High attention to detail
-Budget forecasting
-Understanding of GAAP and internal controls
-Time management skills
-Able to work alone or with a small group
